Landlord Serving Illegal N12

Landlord served notice today, alleging that there is a purchaser who wants to move in. This landlord is currently under investigation by the city of Windsor for not declaring the home to be a rental. The lease we all signed if not the Ontario standard and contains clauses that cannot legally be there (such as a "cleaning fee"). She also served it by posting it to doors (illegal). There are more than three rental units in the home, but the city does not know that yet. We intend to fight it.
