250 jarvis street, N12 given

Landlord never fixed anything on time, heating took 10 days to fix, AC was broken, took 4 months to fix. Completely lazy. After trying to increase rent for months more than govt allows, he says he wants to move into the unit by an email and tells us to vacate. We tell him we need the N12. He sends it to us but we think he will rent the unit in September not knowing the 1 year period. Our unit is about $500 less than newer renovated units (ours is not) are going in the building.
