In April 2018, some housemates moved out and I sought new housemates.  Landlord and I had a disagreement: he refused to bring new people onto the existing (8 year) lease as we had done in past, stating that the rent amount was too low to bring new people on.  He attempted to prevent me from having occupants in the apartment without his permission, as was written (illegally) in the lease.  His solution was to offer a new lease at a 25% rent increase with any new tenants.  While I initially agreed to this out of fear of being evicted, I signed nothing, and after receiving legal advice, I decided to insist on my rights, remained a tenant, and brought in housemates.  His emails stated that he considered this a destruction of our healthy relationship.

 

In September 2018, the central AC stopped working.  The landlord refused to fix it.  This culminated in a submission to the LTB of T2 and T6 forms in October 2018 and a hearing in December 2018, where the LTB found him responsible for rent abatements for both the T2 and T6, as well as for properly repairing the system.

 

I was given an N12 form in person by hand in early February 2019, which was the next contact I had with the landlord after the hearing.  While the form names the landlord's 2017 divorce as the reason he wishes to move in, the intervening events stated above cause me to think that it is because of my pursuit of my rights.  In addition, he has stated via email to me that he could rent this townhouse apartment in the current market for 33% higher, or more with renovations.

 

At the time of this posting, he has just confirmed to me that he intends to apply for a hearing at the LTB.
