Landlord contacted me in July, stating that because he was getting divorced, his ex-wife would be moving into my apartment.  I heard nothing for several weeks, until he came by my apartment unannounced to say the same thing.  I never received an N12 Notice.  Then in late August the landlord called to ask me when I would be moving out.  I told him "as soon as you serve me with an eviction notice."  He became extremely upset and claimed that I had violated our "gentlemen's agreement" to move out of the home I had lived in for a decade with no compensation or written notice.  I made an offer to purchase the place which he rejected outright, then brought in a lawyer who threatened to sue me.  I stood my ground and was eventually served with the proper N12 notice and moved out of the apartment on December 1st.  I also received proper compensation as per the law.   It's currently unclear to me if the landlord's ex-wife did move in to the apartment or not.
